About the property

Located on a hill, the villa is situated in a quiet and peaceful area at only 20 minutes away from the Tuscan beaches of the beautiful Argentario coast. This part of the Tuscan coast is among the most sought after tourism Italian elite. Fine sandy or stone beaches, clean sea, yachting club with possibility of chartering even a one day cruise and a lot of resorts with a variety of restaurants. When you drive from the coast to the countryside, the village Capalbio appears, which is located on a hilltop surrounded by the enchanting Tuscan hills. Capalbio which is only 18 kilometers away (20min), is an old village which not only offers a relaxed atmosphere during the summer evenings, but you can also stroll through the alleys, discover nice views, eat great food in the restaurants or attend various cultural events, concerts and art exhibitions. Orbetello is another very trendy village with a lot of shops and restaurants. Santo Stefano and Porto Ercole are the most exclusive yachting harbours among the finest ones in Italy. In case you like historical and picturesque Tuscan villages, on a 20 minutes distance you find Manciano, Scansano, Pitigliano, Sovana and the famous and exclusive Saturnia Thermal bath.

A private field of 2 hectares surrounds this beautiful home, including a luxurious garden, olive groves and vineyards. From the entrance of the villa, a tree lined country road leads to a paved road, which is convenient for having day trips and exploring this area. The villa has several pleasant outdoor spaces, furnished with wicker sofas and a gazebo furnished with a table for dining out.

The beach is on a 15 minutes distance, a supermarket is located at only 5 minutes distance and even horseback riding can be organized at one of the local agriturismo. Upon reservation, various services can be organized: Tuscan cooking lessons, in-villa chef, extra maid service etc. The villa has ample space to sit outside and enjoy the views of the Argentario and Giglio Island. Sunsets are truly spectacular.

Master bedroom (bed size 160cmx200cm, not convertible into a twin) with French doors opening to outdoor area and en suite bathroom with double sink and big shower.
In addition to the main lounge and dining areas, there is one more dining area (8 seat table) and a siesta patio.

Lower Level

• The lower level is connected to the ground floor through both internal and external stairs.
• Laundry room and staff room (room of the guardian of the property).
• 1 cellar for wine tasting.

Staff living onsite in a separate apartment with access from the lower level of the villa available for any assistance required and for the maintenance of the property. Non smoking villa, no pets allowed, not suitable for disabled people. Gravel road uphill leading to the villa with electric gate.
